Overview

AR Real Estate Villas transforms how people experience architectural designs before construction begins. Point a phone camera at a printed floor plan and a full-scale 3D villa materialises in augmented reality: walls rise, rooms take shape, and the customer can walk through the space, examine finishes, and experience the architecture at human scale.

Built for real estate developers who need to sell properties before ground is broken, the application replaces traditional 2D renderings with an immersive, interactive experience that clients can explore at their own pace.

The Challenge

The central technical challenge was marker-based AR accuracy: the 3D model needs to align precisely with the physical floor plan, scale correctly, and remain stable as the user moves around it. Lighting, shadows, and material rendering need to be realistic enough that potential buyers can make purchasing decisions based on what they see.

The Approach

I used ARKit and ARCore for cross-platform marker tracking: the floor plan acts as the AR marker, and the 3D model anchors to it with sub-centimetre accuracy. The villa renders in real time with physically-based materials, dynamic lighting, and ambient occlusion.

Navigation uses natural phone movement: tilt the device to look up at ceilings, walk around the model to explore different rooms. Touch interactions let users open doors, change finishes, and toggle between layout options.

The 3D models were built from architectural drawings: exact dimensions, accurate room proportions, and realistic material specifications. Buyers see what they are actually purchasing, not an artistic interpretation.
