Overview
VR Real Estate Villas brings architectural walkthroughs into virtual reality. Unlike AR, which overlays a model onto the physical world, VR places the customer inside the building: walking through rooms at human scale, looking out windows, and experiencing spatial volume in a way that photographs and renderings cannot convey.
Built for high-end property developers, the application lets potential buyers tour villas that have not been constructed yet, with accurate dimensions, realistic lighting, and material finishes that match the final build specification.
The Challenge
VR architectural visualisation demands two things: accuracy and presence. The 3D model must match the architectural drawings precisely (room dimensions, ceiling heights, window placements) because buyers are making financial decisions based on what they see. At the same time, the experience must feel natural: movement, lighting, and scale need to be convincing enough that the user forgets they are in VR.
The Approach
I built the villa environments from architectural CAD data, importing room layouts, wall heights, window positions, and structural elements directly into Unity. Materials were configured with physically-based rendering to simulate real-world finishes: marble, hardwood, glass, and concrete.
Locomotion uses smooth locomotion with comfort options: teleport for sensitive users, smooth movement for those who prefer it. The environment includes realistic lighting that changes with the time of day, showing how natural light fills each room.
An interior design layer lets buyers customise finishes (swap flooring, change cabinet materials, adjust wall colours) and see the results in real time. This interactive element transforms passive viewing into active decision-making.
